Two warehouses in the same class can differ sharply in safety. Schedule rating adjusts the class premium up or down based on specific observable characteristics of the individual risk, such as protective devices, housekeeping, employee training, or management quality.
Underwriters apply debits and credits from a filed schedule of factors. A sprinkler system might earn a credit; poor maintenance might produce a debit. The net modification is capped so that schedule rating does not override the statistical base entirely.
Schedule rating rewards measurable risk improvement and gives underwriters flexibility within regulated bounds. Documentation of each debit and credit supports consistency and regulatory review. Over time, risks that invest in safety can see their premiums reflect those investments even before experience rating catches up.
